The Building:

The brownfield site at 40 Crathie Drive, was previously occupied by Victorian tenements, but had lain empty for the last 15-20 years.

Walls:
150 mm thick Thermafleece was used in the walls to achieve a U value of 0.181. The breathing wall structure is formed from 145 x 47 softwood framing and insulated with Thermafleece. The building is clad externally with a mixture of facing brick and a rendered board system. Each flat has a south face living room and one top floor flat also has a sunspace which can open up to form a balcony in the summer months.

Roof:
300mm of Thermafleece insulates the roof to obtain a U value of 0.12.

SAP values vary between each flat, most are above 100 with th central flats obtaining 110 rating. The carbon rating varies between 8.0 and 9.0.

Because of the high insulation levels in the flats, heat demand is greatly reduced. Because heat is then distributed by an underfloor heating system, flow temperatures can be kept relatively low, thus making the system more efficient.
